502 homes set to be built in Wallingford after layout plans finalised

Berkeley Homes was given planning permission by South Oxfordshire District Council, the planning authority, to build the homes to the north of the A4140 Wallingford Bypass in August 2019.

However, it was given under the condition that further details of appearance, landscaping, layout, and scale are submitted and approved by the council.

The reserved matter application has been in consultation since August 2020 and the final plans were put forward the to planning authority last month.

If approved, the housing estate will be given the green light and construction of the first 228 homes will commence.

Reserved matter plans for the 26.3-hectare site, where developers plan to build a mix of private and affordable homes, include 503 parking spaces and cycle parking of one space per one bed dwelling and two for two or more bed dwellings.

There are also plans for 6.3 hectares of open public space, 0.38 hectares for allotments and one hectare where two play areas could be built.

Other landscaping also includes tree planting and plot frontages which will include the planting of “flowering and fruiting species”.

Electric vehicle charging points will also be installed on each house and one per every 10 dwellings that are flats.

Buildings heights have been proposed at a range between two storey and three buildings with maximum heights of 10m and 13m.

The homes will be five per cent one bed dwellings, 20 per cent two bed, 40 per cent three bed and 35 per cent four bed. A total of 40 per cent of the housing overall will be affordable housing.

In a planning statement, developers said: “Phase two would deliver 228 dwellings across a range of sizes, typologies and tenures, provided in a high-quality development that complies with the Design Code.

“This is a considerable contribution to the council’s housing land supply.”

Outline planning permission was also given to the developers to build a primary school on the site but Wallingford Medical Practice hopes the land earmarked for the school will be for a new GP surgery instead.

The Reading Road practice is currently in discussions with the developers to build a new surgery instead of the school to accommodate the influx of new residents in the town.

Before planning was approved for the big Wallingford estate many residents saw it as controversial to build hundreds of new homes in a historic part of the town.

Developers will present the plans to residents at the town hall tonight (12) from 5pm.

The planning authority aims to make a decision by September 30.
